Mechanika rozgrywki w dużym stopniu przypomina system znany z Piasków Czasu i Duszy Wojownika. Zabawa
jest zatem podzielona na dwa główne elementy – widowiskową walkę z przeciwnikami, a także spektakularne pokonywanie lokacji zaprojektowanych przez artystów z Ubisoft. Do łask powraca tu kontrola Piasków Czasu, zapewniająca Księciu Persji pewnego rodzaju nieśmiertelność. Przed zejściem z tego świata chroni go bowiem możliwość cofnięcia czasu. W Zapomnianych Piaskach książę jest dodatkowo w stanie nadzorować siły natury i wykorzystywać je do własnych celów (np. podczas walk lub rozwiązywania zagadek środowiskowych).

Prince of Persia: Zagubione Piaski napędza silnik graficzny Anvil, który wcześniej znalazł zastosowanie m.in. w dwóch odsłonach serii Assassin’s Creed, Prince of Persia z 2008 roku oraz Shaun White Snowboarding. Warto również odnotować, że głos zwinnemu protagoniście podkłada ponownie Yuri Lowenthal (znany z dwóch pierwszych odsłon trylogii).
